Load-bearing framework
Premium Finnish cross-laminated timber (150 mm CLT). The mass timber element serves natively as the load-bearing framework of the structure while providing a finished, natural interior and exterior surface.
Insulation envelope
An energy-efficient envelope engineered for year-round performance. High-density, high-efficiency polyurethane insulation within the roof and floor assemblies ensures exceptional thermal retention.
Roof assembly
A durable rubber bitumen membrane layered over engineered timber rafters and high-performance polyurethane insulation. The interior ceiling finish is curated with premium wood paneling or architectural acoustic tiles.
Floor assembly
An engineered timber subfloor structure integrated with high-efficiency polyurethane insulation. The finished floor features elegant, low-maintenance tiling or premium, sophisticated textile carpeting.
Interior walls & wet rooms
Laminated veneer lumber (LVL) and premium gypsum-board internal partitioning. The bathroom features seamless, entirely waterproof, and low-maintenance Fibo wall systems.

Under the new Building Act, a structure under 30 m² can, in many scenarios, be realized without a traditional building permit. This may apply to outbuildings, guest houses, sauna buildings, or other lighter use cases, provided that the site's building rights, zoning regulations, and other local conditions are met.
VALOARA Premium Nest is purposefully designed as a compact 29.5 m² ensemble, which can enable a lighter and smoother permit process. However, the final permit requirement always depends on the specific site, intended use, municipality, zoning laws, as well as potential requirements regarding shoreline zones or commercial hospitality use.
